Repairs, handled by text. Even from another state.
Your tenant texts Keyvio about a leak. Keyvio asks your own plumber for a price and a time, checks with you, and books the visit. You approve from your phone. Nobody waits on you to make calls.
For landlords with one to a few rental homes. Keyvio is operated by Khirad Labs LLC.

You make the decisions. Keyvio does the texting.
Keyvio works with the vendors you already trust. It never picks a stranger, and it never spends money you have not approved.
What stays with you
- Your list of vendors, and who gets asked first.
- Every approval, on your phone or computer. A text can never approve a job.
- Your price limit. Vendors never see it; a higher price comes to you.
- Daily summaries by email, and an alert at once for anything urgent.
What Keyvio handles
- Answers your tenant any time, including at 2 in the morning.
- Asks your vendor for a price and times, and offers the times to your tenant.
- Confirms the visit with both, sends reminders, and asks for before and after photos.
- Moves to your next vendor when one says no or does not answer.
Safety comes before scheduling.
If a tenant texts about a gas smell, flooding, sparks or anything dangerous, Keyvio first tells them to get out and call 911 or the utility's emergency line from outside.
Then it emails you right away. It does not wait for business hours or for a vendor.
About the texts
Keyvio is operated by Khirad Labs LLC. Tenants agree to texts by signing a paper notice from their landlord and then texting first. Vendors agree by phone or in person before a landlord adds them. Message frequency varies with repairs. Message and data rates may apply. Reply STOP to stop, START to resume, and HELP for help. We do not share mobile numbers or consent with third parties for marketing.
